We closed this short sale today 09/17/2010. 

3546 Townshend Circle, Stockton CA 95212-$165,000. Lovely home with nice open floor plan. Master bedroom is large and has private door to backyard. Very clean home in move in condition. No more showings or offers at this time.

SOLD for $163,000.

This was a B of A FHA loan and went very smoothly.  FHA short sales can be one of the easiest to complete for several reasons:

1) The guidelines make the close of escrow to be completed by a date that is generally 2-3 months away. 

2)  The price they will accept is usually lower than the market value of the home.

3) They also provide up to $1000. to the homeowner and usually have an amount awarded to any 2nd lienholders.
